The Bayside Quad

Scope of work:

Converted existing theater and motion picture structure into an office and retail building. The existing two-story brick building included four movie theaters, a 60-feet high shaft which contained screens and catwalks of the theaters. The project consisted of a demolition phase to remove the four movie theaters including the removal of supporting steel beams incased in concrete and the attached concrete slabs. All preserved steel members were reused in the construction phase.

The construction phase included the creation of a new cellar including the design of foundations, columns, concrete slab on grade, new concrete floors, steel columns and beams in the 60’ high shaft.

The existing theater marquee was slightly modified to be used for advertisement signs. The two-story arch was preserved as the main entrance into the building, where a two-story atrium was designed. Additionally, it included the installation of a new handicapped elevator to service the new and existing floors. The completed retail and office building includes a cellar and three-story office spaces with a portion of the third floor connecting to a fourth floor addition through an internal staircase.

The resulting commercial square footage is approximately 50,000 square feet.

TMZ retained as Structural Engineer of Record to design the columns, beams and foundations. Prepared schematic design, design development, construction documents and specifications.

Scope of work:

Construction of a new one-story (5,250 square feet) building for doctor offices. The modular structure consists of interior columns to allow maximum flexibility. The building includes a high-efficient, energy saving interior light fixtures with occupancy senor controls in all rooms. All rooms are finished with volatile organic compound paints.

Scope of work:

The renovation of two commercial buildings which are located in one of the borough’s busiest transit hubs, with a total of 14,000 square feet included new storefront, reconditioning of the facade,mending part of the deteriorated floor and roof, and new roofing elements. The project revitalizes the aging structure and presents a cleaner commercial facade to the busy commercial district. As an existing structure, it is difficult to predict unforeseen conditions of the building. Therefore, the project was phased out to allow for exploratory work, subsequent to the asbestos abatement work. During the interior demolition phase, the scope of work was revised to include new structural steel beams and columns. The end result was a two story building occupied by one tenant to be used as offices, and one story with four retail stores.

TMZ was retained as Structural Engineer to design interior columns, beams and footing, Construction documents and specifications were prepared. an existing one Proposed to change the current certificate of occupancy from apartment hotel to residential apartments. No work to be done.
